In a recent survey conducted by the National Association of
Home Builders and homebuilder PulteGroup they researched latest ‘Must – Have’
Amenities’ that home shoppers in the current market are seeking.
Below is the top 5 ‘Must – Have’ amenities in
demand.
1. Walk-in closets: Large closets, particularly in the
master bedroom, is among one of home shoppers’ top priorities, according to the
NAHB survey of builders and remodelers. Indeed, 31 percent of 1,000 home owners
recently surveyed by PulteGroup said they’d sacrifice another household feature
in order to have his-and-hers closets in the master bedroom.
2. Luxurious laundry rooms: Buyers are looking for more than
just a place to stick their washer and dryer. They want upgraded laundry rooms
– complete with skylights, built-in ironing boards, space for folding clothes,
extra storage, and upgraded appliances, according to the NAHB survey.
3. Energy efficiency: Home buyers are looking to cut utility
costs, and energy efficiency appliances and products can be one way to do that.
Low e-windows, Energy Star appliances, and programmable thermostats are more in
demand among home shoppers.
4. Great rooms: These large open spaces that often merge dining
rooms, living rooms, and kitchens continue to be in high-demand among home
shoppers, according to NAHB’s poll of builders. “Great rooms are wonderful
places where everyone in the family can sit around, or where the kids can do
their homework while you get dinner ready,” Stephen Melman of NAHB told
MainStreet. “Today’s great rooms are large, bright and just make you feel good
being there.”
5. Taller first-floor ceilings: More home buyers want the first
floor to stretch beyond the typical eight-foot ceiling. They’re asking builders
for nine-foot ceiling heights. The taller ceilings can open up living rooms,
dining rooms, and other spaces on the first floor. But home shoppers say they
can do without the cathedral ceiling in the family room, which can be too
costly to heat and cool. Also, they aren’t preferring the higher ceilings on
the second floor, which many home buyers say they want to feel more cozy,
Melman says.

Northern & Central New Jersey Real Estate Market Update
We have been seeing a strong recovery in the real estate
market in our local area and with the 2015 Spring Market rite around the corner
there are several telltale signs that this great recovery should continue this
year as well.
Home Prices have
Stabilized Overall
Home prices in the U.S increased by about 4.5% last year,
although a slightly smaller increase that 2013 when prices nationally rose by
nearly 11%, this is still a sign of price stabilization.
Job Market &
Mortgage Rates
Probably the two biggest factors that support the Housing
Market are the Job’s Market and Mortgage Interest rates. As many of you have seen in the news,
companies are continuing to add jobs thus lowering the unemployment rate, which
has dropped to 5.6% in December of 2014 in turn causing consumer confidence to
rise. As the job market continues to
improve thus increasing consumer sentiment, more home buyers (and first time
home buyers) are entering the market.
Moreover Mortgage Interest rates have hit new lows with the 30 year
fixed rate moving as low as 3.67%. In
addition to the increased jobs market and lower interest rates the final factor
that is driving the housing recovery are the recent programs offered for
Freddie Mac & Fannie Mae that would allow first – time home buyers to
purchase homes with lower down payments (3% instead of the previous 5%
min.) With the cost of the FHA mortgages
being reduced in turn it allows for monthly mortgage insurance premiums to be
reduced. Taking all of this into
consideration we are expecting a vast increase of new home buyers who are
confidently entering into the market.
Rents Have Continued
to Increase
Additionally Rental Prices, especially in our area have
continued to rise. This along with the low mortgage rates along with easier mortgage
availability will encourage those who were renters, to become new home buyers.
Wrapping it up
In our local market we are continuing to see homes in good
location and condition selling faster, and in fact at times with multiple
offers.

Truth behind Zillow's "Zestimates"
With internet becoming more and more prevalent in how the
general public makes decisions about where to eat, find travel deals etc., it’s
no surprise that nearly 80% of those in the market for a new home turn to, you
guessed it, the internet to get a gauge for their individual homes value. It is
very important however that you understand that the ‘Zestimates’ are often
inaccurate.
It is also important to note that this is NOT intended to be
negative about what services Zillow provides.
In fact part of our marketing includes posting our client’s homes on
websites such as Zillow and Trulia.
The Take – away: Be careful when making financial
decisions based on what websites say your property is worth. Much data is based on averages, and if there
are lower priced properties in the same Zip Code, then that could cause an
inaccurate assessment of your properties value.

5 tips to protect your home from water hazards
Here is some useful advice
individuals should consider when it comes to protecting their property from the
destruction of excess water. A storm does not necessarily have to grow to the
caliber of “Katrina” or “Sandy” while still destroying basements, foundations,
roofs, and interiors that seemed to be protected from the elements. The average water damage between 2008 and
2014 for a worst – case flood totaled
more than $38,000, according to National
Flood Insurance Program data.
1. Block Water
From Entry Points:
·
Roof shingles should be checked occasionally to ensure
there are no curling shingles or rusted nails which can be an indicator of some
damage already existing.
·
Gutters & downspouts should be checked/cleaned periodically and
downspouts should be checked that they have the correct pitch. [meaning that they allow water to be
dispersed a safe distance away from the home and its foundation]
·
Windows & Doors with broken glazing will most likely allow
moisture in and should be repaired or replaced.
·
Foundations, basement floors, and cracked
walls are also sources of excess water
influx.
2. Put in a
Second Line of Defense:
·
Sump pumps collects water then send it away and should be cleaned
periodically to prevent buildup of silt waste which comes from yard waste.
·
French drains gather water along the perimeter of a home
and then direct it to the sump pump.
·
Interior drain tiles help to direct water that gathers under the
floor & pumps it out.
·
Boilers & Furnaces should be elevated off the floor to prevent
them from being flooded.
·
Window wells should drain properly and be accessible for
the removal of debris.
3. Buy the
Right Insurance:
·
Whether or
not you live in a ‘flood-zone’ you should understand the importance of why
having the rite coverage is important.
·
It might be
wise for others who live near water, whether a creek or an ocean, to consider
purchasing some sort of flood insurance coverage.
·
Perhaps look
into a policy that covers all possibilities including “sudden water damage”.
4. Act Fast if
Water Pours in:
·
It is
important to note that water damage should be dealt with IMMEDIATELY to avoid
more costly issues. Time is your greatest enemy, don’t wait!
·
Turn off
pipes once water starts flowing.
·
Call a
damage restoration company; they can advise you where the water has gone, where
it’s headed, and even help stop the flow completely.

people & pets, never touch any wires, the importance here is to get your
family & pets to safety.
5. Protect Your
Pipes:

Insulated
pipes do not freeze or burst in cold weather.
Remember master water valves should be turned off at a vacation home or
in your residence if you happen to leave your home and travel somewhere warmer
for a short period of time.
·
Open cabinet
doors to allow in warmer air and let your faucets drip, both of these
techniques held prevent freezing if the temperatures become frigid.
