The Housing Market Outlook for 2015 Is a Balanced Market

Inventory levels define the state of the housing market. It is either a Buyers’ Market, a Balanced Market or a Sellers’ Market. To determine what market we are in, ask yourself, “how many months of housing inventory do we have?”

The Three Types of Real Estate Markets:

Buyer’s Market: When there is more than seven months of inventory.
Balanced Market: When there is between five to seven months of inventory.
Seller’s Market: When there is less than five months of inventory.

Months supply of inventory loosened in 2014, helping ease price growth back to sustainable levels. We ended 2014 with 5.2 months of supply. This means that if no new listings hit the market, all the homes already listed would sell in 5.2 months.

In the last three years, we have been flirting with a balanced market and are getting closer to that reality. Balanced markets occur during the transition between a Buyers’ Market and a Sellers’ Market. So, if we are in a market marked as a transitional state, what does that mean for our clients and our business?

With mortgage rates and home prices expected to rise in 2015, by waiting, buyers face potential affordability barriers while sellers ultimately risk being faced with fewer buyers as a result. All signs point toward making the move now.

For the Second Consecutive Year, NAR Study Finds Millennials are Largest Group of Buyers.

For the Second Consecutive Year, NAR's study found that the largest group of recent buyers were the millennial generation, those 34 years and younger, who composed about 32% of all buyers (31% in year 2013).

With millennials enter the peak buying period and expected to soon surpass boomers in total population, the overall share of millennial purchases would be far greater if not for the numerous obstacles that have slowed their journey to homeownership.  


The median age of millennial homebuyers was 29; their median income was $76,900 (vs. $73,600 in 2013) which is a good indicator of not only the economic recovery, but the continued improvement in the Real Estate market.  When asked about the primary reason for purchasing a home, a desire to own a home of their own was highest among millennials at 39%.  The median down payment for millennials was around 7%, and often this group of homebuyers relied on their personal savings for a down payment.

Did You Know? Minor Home Improvements Offer the Best Return!

In a recent study released by the Appraisal Institute advises homeowners to choose upgrades rather than major remodeling projects to see the greatest return on their investment.


According to Remodeling magazine’s most recent Cost vs. Value report (insert link) only five projects saw their cost-to-value ratios rise in year 2014, these included roofing replacement, garage door replacement, 20-guage steel entry door replacement, vinyl siding replacement and fiberglass entry door replacement.  Among projects that saw the greatest declines were two - story additions, composite deck additions, master suite and kitchen remodels. 

There are also some other minor projects with potential major payoffs, these include mid-range and upscale garage door replacements, manufactured stone veneer, mid-range window replacements and minor kitchen remodels. 

Some green and energy-efficient renovations - such as adding Energy Star appliances and extra insulation - are likely to pay the homeowner back in lowered utility bills relatively quickly.  Lower utility costs also are a draw for potential homebuyers.

Refacing Your Kitchen Cabinets: The Options and Cost

Have you been considering refaceing your kitchen cabinets? If you have it is a very smart decision.  Kitchen refacing is more cost effective and takes far less time than a full remodek.  Here are some options & costs.

Effort needed:  Med 2 - 4 days | Investment: (median) $1,000 - $3,000 (laminate refacing)
Refacing your kitchen cabinets includes covering the exposed frames with a thin veneer or true wood or a plastic laminate.  Doors and drawer fronts are then replaced to match or compliment the new veneer you have chosen.  Finally, adding new hinges, knobs, pulls, and molding with complete the transformation of your kitchen!

What are some of the Pros & Cons?
The Pros:
            - Overall cost is about half as much as replacing cabinets.
            - Takes far less time & money (project can be completed in a week or less!)
            - It is less of a hassle than tearing our cabinets.
            - You can still use your kitchen while refacing. 
            - It's a green kitchen remodeling solution because you're not adding to the landfill. 

Very short list of Cons:
            - Refacing won't fix a bad kitchen design.
- You might be tempted to spend more on exotic veneer and hardware (saving you less)

What does Refacing Cost?
A professional cabinet refacing for a typical 10-by-12-foot kitchen starts at around $1,000-$3,000 for laminate. Expect to pay $2,500-$6,000 for real wood veneer. Costs can rise to $7,000-$9,000 or more for a large project with high-quality wood veneer.
Finishing the project with new hardware (pulls, knobs, hinges) runs $2-$4 per piece, up to $20-$50 each for high-end hardware.
In comparison, completely replacing old kitchen cabinets with new cabinets starts at $4,000-$5,000 and up for stock cabinets; $8,000-$10,000 for semi-custom cabinets; $16,000-$20,000 and up for custom-made cabinetry.

Consumers Grow Increasingly Optimistic about the Housing Market & Economy


Housing Sentiment in 2015 has seen an increase from a few contributing factors, including strengthening employment and consumer optimism according to Fannie Mae's February Housing Survey.  Respondents who believe that the economy is heading in the right direction rose 3 percentage points last month, which is an all - time survey high at 47%.  In addition those believing it is easier to get a home mortgage today increased to a record high of 54%.  "We continue to see strength in attitudes about the current home buying and selling environment and consistently high shares of consumers saying they expect to buy a home on their next move." says Doug Duncan, Senior VP & Chief Economist at Fannie Mae. 

Here are some additional statistics generated by the survey:
·         The average 12 - month home price change expectation remained at 2.25%

·         The average 12 - month rental price change expectation increased to 4.0

·       A survey high revealed that respondents believing that it will be easier to obtain a home mortgage today settled at 54%.

·         The shares of respondents who say the economy is on the right track increased by 3 percentage points to a level of 47%, which is an all - time high for the survey.  Couple those results with the fact that respondents who believed the economy was headed in a negative direction fell to an all - time low 45%.
