Condo and Townhouse Association Insurance Policies May Not Cover All Losses

Many people believe that they are fully insured because they have a Condominium Association insurance policy as part of the monthly maintenance fees they pay. THIS I S NOT TRUE. In most cases, association policies do not cover your kitchen cabinets and other fixtures as well as your interior walls. Furthermore, the association policy never covers your personal liability or personal property.

If you wish to have personal liability coverage as well as coverage for the interior of your condo, your furniture, your clothing, and other personal property, you will need a personal Condominium Unit Owner's Policy.

In addition to providing the above-mentioned coverage's, a unit owner's policy will provide Loss Assessment Coverage and Loss of Use. Loss Assessment Coverage protects you when the condominium master policy's limits are insufficient to cover a loss. You can be assessed with a loss even if the damage or liability does not affect your unit.

Loss of Use will help pay your expenses if you cannot live in your home due to a covered loss. This applies even if your unit does not suffer any damage. For example, if you have to evacuate due to a fire in another unit.

Your condo/townhouse by-laws outline the coverage provided by the condominium master policy. Consult your association for interpretation of your by-laws to determine what is/is not covered by your association's policy.

Mortgage interest rates are still very attractive on a historical basis. Could anyone complain about a 30-year fixed-rate mortgage with an interest rate of less than 6 %? Or a 5 % 15-year mortgage? Traditional hybrid and adjustable-rate mortgages still come with very attractive interest rates as well.
The Fed's decision to lower its Funds rate should ease credit and allow more buyers back into the market, which can only be a good thing for a real estate market struggling to find its footing.

Condos/Townhouses: A lifestyle choice that continues to gain popularity

There are about 15 single-family dwellings to every condo, but buyers are pouring into condominiums, presumably for the lock-and-go, low-maintenance lifestyle they promote.
In some areas, condominium prices have now shot above those of single-family homes. Clearly, people aren't buying them because they are cheaper. It's a lifestyle choice, and pundits believe that they'll only become more popular.
By 2015, American Demographics projects that all owner-occupied households of ages 55 to 74 will rise 36 percent, an increase of over 8 million older homeowners. The number one reason they cite for moving is that they "want a home with less maintenance."
The nation's largest builders are changing their business models to build more multi-family housing for purchase. D R Horton built only single-family detached homes until 1996. Today, condos and townhomes are over 17 percent of the company's business, and it expects to build more in the future.
